Pasco County has the highest per-capita sinkhole rate in the United States, and it sits inside the broader west-central karst limestone belt that also covers Hernando and Hillsborough County. That geology makes the Tampa Bay metro our highest-demand region for concrete lifting and sinkhole-related settlement repair — sunken slab corners, cracked garage floors and driveways that keep re-cracking after a patch job are routine calls here, not rare ones. Tampa is also a strong garage-floor and pool-deck coating market in its own right, driven by dense residential subdivisions and a heavy afternoon-storm cycle that beats up unsealed concrete fast. Central Florida
Orlando & Polk County
Orlando sits just east of the karst belt and shares enough of its soil behavior to produce a steady stream of settlement-repair calls, especially in Polk County where the limestone conditions from Sinkhole Alley extend. New-construction garage coatings are a bigger share of the Orlando market than in older metros — builders here move fast, and a lot of garage slabs get handed over bare or sealed with a thin builder-grade coating that doesn't hold up. We treat equestrian and rural-acreage properties in Marion County the same way we treat a suburban slab — inspect first, recommend lifting or structural fill based on what's actually underneath it.

Alachua County anchors the northern edge of Sinkhole Alley, and karst activity extends further into the Panhandle than most homeowners expect — sinkhole and settlement calls aren't limited to the west-central counties alone. Tallahassee and the surrounding Panhandle also carry heavy hurricane exposure from Gulf systems, which drives demand for durable, storm-hardened flooring in both residential and commercial settings. Industrial and agricultural coating work is a larger share of our Panhandle volume than in the peninsula — grain and equipment facilities, farm outbuildings and light-industrial floors that need a seamless, chemical-resistant system able to handle heavy equipment and washdown cycles year-round.

Minimum job sizes exist mainly for lifting and injection work, where mobilizing a rig for a single small void isn't always practical on its own. Why region changes the recommendation
Karst limestone, coastal fill soil, and Panhandle geology aren't the same problem
Florida doesn't have one soil profile, and treating the whole state like it does is how homeowners end up with the wrong fix. West-central Sinkhole Alley — Pasco, Hernando, Hillsborough, Polk, Marion and Alachua counties — sits on karst limestone bedrock that dissolves and forms voids over time, and Pasco County specifically has the highest per-capita sinkhole rate in the country. In that geology, settlement can mean an active void underneath the slab, which changes the diagnosis from a routine lift to a structural-fill-plus-injection repair, and it means we look harder at whether a crack pattern is cosmetic or a sign of something still moving underneath.
Southeast and coastal Florida is a different problem entirely: low sinkhole incidence, but a high water table and soil that's often engineered fill rather than native limestone. Settlement there tends to come from soil consolidation, drainage failure or hurricane-driven saturation rather than a void, so the fix is usually a straightforward polyurethane lift without the structural-fill escalation path. The Panhandle splits the difference — real karst activity extends further north than most people assume, layered on top of its own hurricane and agricultural-use patterns. Whichever region you're in, the inspection comes first and the recommendation follows what we actually find, not a regional assumption.
