Five variables decide your quote, and square footage is only one of them

We won't publish a fixed price on this page, because any number printed without seeing your concrete is marketing, not an estimate. Here's exactly what the estimator looks at when the number gets built.

What's actually wrong sets the whole approach. A sunken driveway panel from soft soil settlement is a different job than a confirmed void in Sinkhole Alley, and both are different from a homeowner simply wanting to upgrade a worn garage floor. Lifting, structural fill, and coating are three different specifications with three different cost structures.

Size sets the floor, not the price. Material and labor scale with area, but small jobs carry a higher rate per square foot than large ones because mobilization and crew time are largely fixed.

Condition is the biggest swing factor. A single sunken panel is cheap to lift. A slab with active settlement, a coating that's already peeling, or high moisture-vapor readings changes the scope significantly — which is why we inspect before we finalize anything.

Access and logistics matter. A driveway a rig can park next to is cheap to reach. A waterfront dock, a gated community, or a site with limited equipment access adds real cost before a single hole is drilled or a single square foot is ground.

Timing constraints are the last variable. Commercial floors often need overnight or weekend windows. Homeowners in a hurry pay for priority scheduling; those just gathering pricing don't.

None of it is required — the form works fine without it — but every item here tightens the estimate and shortens the time to a firm number.

  • Measured length and width, not a guess
  • Photos of the worst areas — cracks, sunken corners, peeling coating
  • How long the issue has been present and whether it's worsening
  • Whether the area is near a pool, dock, or waterway
  • Any HOA or community approval requirements
  • Chemicals, forklifts, hot tires or wash-down the surface has to survive
  • Any hard scheduling window
  • The finish direction you're leaning toward, if it's a coating job

What a suspiciously cheap quote is leaving out

Both of our trades are easy to shortcut in ways you can't see the day the job finishes. A slab lifted with too little foam or the wrong injection pattern can look level for months before it settles again. A floor acid-etched instead of ground and shot at half the specified mils looks identical to a correctly built one for roughly a year.

Compare bids on the line items, not the bottom line. Ask what injection pattern or prep method is being used. Ask for the warranty terms in writing. Any contractor who can't answer plainly on the spot is not the one you want.

Is the inspection and quote actually free, and is there any obligation?

Yes, and no. Whether we're scoping a sunken driveway or a garage floor upgrade, that costs us time, not money, and we'd rather spend an hour on your slab than argue about a change order later. You get a written, itemized number. If it doesn't work for you, or if we tell you your slab needs something we don't do, that's the end of it — nothing is owed and nobody follows up forever.

Why won't you quote a firm price over the phone?

We'll give you a per-square-foot range on the phone in about two minutes. What we won't do is commit to a firm number before anyone has seen the concrete, because scope is invisible from a description. A driveway that sounds like a simple lift can turn out to have an active void underneath it, and a garage floor that sounds fine can be sealed or pushing moisture vapor. Quoting that blind produces either a padded number or a change order — both worse for you.

How fast can you get on my calendar?

Tampa Bay, Orlando and Jacksonville metro jobs typically schedule within one to two weeks of an accepted quote. Most residential lifting and coating jobs are same-day installs once we're on site. Statewide work outside the major metros runs on route days, so timing depends on when we're next in the corridor — usually two to three weeks. Commercial and industrial work is scheduled around your production window, including nights, weekends and phased bays.

What information makes my quote more accurate?

Four things move it the most: real measured dimensions rather than a guess, honest photos of the worst areas (cracks, sunken corners, peeling coating) rather than the best angle, how long the issue has been present, and any constraint on when we can be there. If a slab has settled more than once, say so — that changes the diagnosis. If you're near water, in an HOA, or on a hard shutdown schedule, those details shape the specification and the price more than square footage alone.

Tampa Bay, Orlando, Jacksonville, Miami and Fort Lauderdale are our densest routes. But the whole state is fair game — from the Panhandle to the Keys corridor, including the west-central Sinkhole Alley counties where settlement calls run heaviest.

Distance affects scheduling more than it affects price. Out-of-metro work is grouped onto route days so mobilization is shared across jobs. Tell us the city on the form and we'll tell you honestly when we can be there.
